Guide to Innovative Safer and Greener Environment Friendly Cleaning

The purpose of this guide is to provide the Building Owner/Manager with the details that will assist them in establishing and maintaining a Green Building indoor environment that will also focus on developing and overall pollution prevention plan. This Green guideline is the first in a number of notices that will identify some of the issues relating to custodial operations. In some instances we will take the liberty to illustrate how we at RTS Inc. addressed the problem or circumstance in relation to our own line of low VOC, Safer, and Greener cleaning chemicals.

Safety Considerations

Without defining some of these important issues facing the maintenance/cleaning there is no starting point, it is fundamentally important to identify and breakdown some of the terminology.

PH: Look for controlled or moderate pH wherever possible, there have been giant improvements in neutral pH cleaners recently which allow the cleaning performance to equal that of the older high Phosphate cleaners of yesterday. In general most All Purpose Cleaners should not have a pH in excess of 10.5 while degreasers should not exceed 11.0. The science is available to attain these lower pH ranges without lowering performance.

Hazardous Ingredients

Are clearly identified in MSDS and OSHA data sheets so whenever possible try to utilize a product with the fewest listed ingredients.

Non-Carcinogenics: Avoid any product that identifies a potential known or suspected Carcinogen ingredient.

Skin and Eye Irritant: Select products that have the least dramatic concerns for eye or skin damage.

Oral Toxicity: Select products that have a LD/50 above 5 grams per kilogram.

Non-Reactive: Choose products that have the least potential for reacting when mixed with other cleaning products whenever possible.

Respiratory Concerns: Avoid products that require special protective equipment demands. And always refer to and follow whatever protective respiratory gear is recommended on the MSDS.

Environmental Considerations

Biodegradable: Is the measure of a products ability to be absorbed back into the environment? Most cleaning products at some point over an extended period of time can term biodegradable. Thus it is preferable to have a product that is termed readily biodegradable and tested for biodegradability. In the extreme sense, radio active waste is biodegradable, you only have to give it 1000 years, this demonstrates just how misused the term Biodegradable can be.

Ozone Depleting Compounds: (OD) are considered a major global cause of environment warming. So wherever possible Chlorofluorocarbons should be avoided as well as other chlorinated solvents still found in many workplaces.

Volatile Organic Compounds: (VOC)s are fundamental in forming smog a common form of air pollution. Wherever possible consider changing to water based products. For example a Window Cleaner typically contains alcohol and in some cases Ammonia such, as Windex Original Formula. Both these ingredients are heavy VOC contributors. Other products that contribute to VOC levels are the D’limonene type solvent-based cleaners, which were developed to replace some of the more harmful solvents, which existed 20 years ago. Now technology has made giant leaps, in that any solvent which produces VOC can not and should not be utilized.

Chemical Inventory: At the earliest opportunity Building Managers/owners should have their cleaning chemical storage area audited for safety and user friendly products. We at RTS would be happy to take part in such an effort to update and improve your chemical inventories.

Elimination of Health Risk Potential  l Go UP l

After completion of the Chemical Inventory one of the first items for a safer healthier situation is to verify that all Chemicals are featured in an MSDS binder right in the custodial area, utilizing up to date current MSDS. Insuring that all containers are properly labelled to meet OSHA health requirements.

The elimination of toxic or the reduction of toxic chemicals where ever possible is the next task, replacing this item with safer environment friendlier preferable products. The replacement of heavy-duty cleaning products should be manifestly important, for example, why use a VOC contaminating cleaner when a non-VOC product will do an equally distinctive job. Non Solvent including Orange or Citrus based cleaners as we mentioned earlier is basically 1980’s technology and has no merit in your inventory. Where ever possible eliminate the Corrosive Items in your inventory. To illustrate this we would like to mention that a daily or high frequency maintenance program where daily attention is given to washroom toilet and urinals do not require high acid value chemicals.

RTS has an acid replacement program offering safer products of equal low pH to acids. The safety features of this acid replacement product has the added benefit of non-burning to skin. In fact it is classified on our MSDS as being a mild irritant to tissue. THERE IS NO REASON FOR ACIDS IN YOUR WORKPLACE in 2006.

Improved Training

RTS will be happy to assist you in improving or fine tuning your training program first by reducing the number of chemicals within your inventory, and by minimizing the incompatibility of the various items within the custodial storage area, and by minimizing waste through our wall or drum mount proportion.

Questions and answers

Q:

Aren't Green cleaning products too expensive and not as effective as the more toxic products?

A:


The technologies have changed so much in the last 5 years, and our industry has not kept up, it is somewhat similar to the telecommunication industry where a cell phone or computer is obsolete as of the day you take delivery of it. Our industry for various reasons has not kept pace with the chemical advances available to us. RTS is pleased to say that our safer, greener less toxic chemicals are no more expensive and as effective if not more effective as the older products that predominate in our industry.
 

Q:

Why is IAQ, (indoor air quality) in schools getting so much attention?

A:


I love this question, as a student many, many years ago I can remember when there was probably one or two students in a class room of 35 children with allergies, and possibly one or two students in the entire school with severe Asthma. Now, I was shocked to hear recently in my son’s class room there were 10-15 students with problem allergies and several children with Asthma involving extreme sensitivities to various chemical and food odours, and most shocking, one child who regrettably could die if he was within 50 feet of a peanut butter sandwich at lunch time. “Times Are a Changing..” as the song goes. It is important for our industry to take the lead by eliminating as many VOC’s and toxic components in our cleaning chemicals as possible, so we become part of the solution to this multifaceted problem.
 

Q:

If a product claims to be greener environmentally safe, it must be safe to use, right?

A:


The US Federal trade commission tells all consumers to be aware of fraudulent claims. So how do we as maintenance professionals verify such a thing? The MSDS is your first line of defence with any product. Notice the number of ingredients in the hazardous ingredient section and then don’t be afraid to call the manufacturer or the sales representative for clarification and don’t settle for a stock answer. The information is out there so persevere for a proper and full answer and if it does seem to fit the level of hazard as decrypted in the MSDS then tell them so, by asking for more information on the actual raw material in question.
 

Q:

I do a lot of carpet cleaning, and when I’m finished many of my clients complain about the strong chemical odour in the air.

A:


Most carpet cleaning chemicals contain fairly high levels of an ingredient called…GLYCOL ETHERS…most of these glycol ethers especially the ones containing butyl are very harmful to the respiratory system and should not be used in a carpet, when such an ingredient goes in to a carpet most of it is extracted but considerable levels remain in the carpet . The odour lasts for days, and your client is breathing this unpleasantness. RTS does not utilize Glycol Ethers in their carpet care program. There is very little residual odour left in the office or dwelling after extracting with our product.
 

Q:

How do I convince my staff that the green or more environment friendly product is effective? And that they need to be concerned about IAQ.

A:


Education and training is the answer. Firstly, there must be an initiative to be taken by management. For example for years custodians have been stripping floors with high levels of Butyl Glycol Ether in the stripping solution. Some manufacturers include as much as 30% with their formula, and as a result the custodial staff is literally choking within the confines of their work area. Butyl catches a person right in the back of the throat and in time their lungs are sore and tight from inhaling the VOC’s from this product. The training and demonstration for this problem will be appreciated quickly and dramatically …in terms of no identifiable odour …and no choking, and later on in the night or day when the work is done there will be lungs that do not ache.
