RTS Tips on Commercial Carpet Cleaning.

A combination of properly chosen carpet maintenance equipment
and related chemicals is the key for successful carpet cleaning.
With the help of RTS tips, we will make your next job very easy.
- Heavily soiled small carpets would be cleaned more
efficiently while using so called shampooing or bonnet
cleaning method. Equipment that you would employ will be
floor machine with mounted shampoo tank, bonnet or
shampoo brush and powerful wet vacuum to extract the
carpet. It is quite necessary to point out that this
type of carpet maintenance is the most physically
challenging and requires floor (swing) machine operation
experience.
- For small commercial carpeted areas (From 100 sq.ft.
to 2000.00) recommended equipment is tank type carpet
extractor featuring solution system (60 – 400 psi) and
powerful recovery system (105 cfm). Carpet is extracted
manually by means of extraction wand or hand/upholstery
tool.
- For large carpeted areas (Between 2000 sq.ft. and
15000sq.ft), it is recommended to use electrical
self-contained carpet extractor. This type of extraction
machine is equipped with solution system (60 – 100 PSI),
recovery system (100- 120 lb per sq.inch) and
cylindrical beater bar for mechanical agitation. This
unit is also equipped with auxiliary outlet for
extraction wand or hand tool hook up. In the large open
carpeted area, we would recommend the use of beater bar
and use of extraction tool for tight – to –access areas,
corners and upholstery.
- Anything larger than 15000sq.ft would require the
use of battery walk behind or rider self-contained
carpet extractor to optimize cost /efficiency ratio.

- Place “Wet Floor Hazard” signs in easy-to see
location at entrances to area where carpet is being
extracted
- Vacuum the floor thoroughly
- Spray heavily soiled areas with traffic-lane cleaner
(TLC solvent free traffic lane pre spray. For really
dirty areas, increase the amount of pre spray. Let the
chemical work and break the soils
- Fill the machine's hose or reservoir with hot tap
water
- Use the machine and carpet shampoo (Pile Driver
solvent free carpet extraction detergent) according to
the unit manufacturer's instructions
- Maximize the amount of water removed from the carpet
by making a water-extraction pass with the water spray
on (beater bar on), and than again with the spray off.
Test the carpet with your hand. If your hand comes away
with water droplets, extract again with the spray off,
if your hand comes away damp and the carpet feels wrung
out, you have extracted correctly
- Wait for the carpet to dry before walking on it. To
dry thoroughly increase air circulation by open windows
and use fans. Walking on the wet carpet or damp carpet
will only redeposit soils
For pet stains and odours RTS
will recommend enzyme based detergent or Oxyscrub if the stain
is fresh.
By using RTS’s Pile Driver low foam solvent free
detergent you will ensure that carpet will not have residue.
Most carpet cleaning products are highly alkaline detergents,
which leave a tacky soil, which attracts residue on newly
cleaned carpets. These high alkaline detergents also remove some
and sometimes all of the stain resistance built in to the carpet
by the manufacturer. Pile Driver will not strip your carpeting
of the protective coating. Please note, that Pile Driver
new-tech formula will not create foam in your return tank,
allowing for time saving operation.
For heavy traffic areas use RTS’s TLC. TLC
Traffic Lane Cleaner is a 100% synthetic detergent, which was
developed to compliment the Low VOC requirement of today's
environmental safety aware facilities. When used as directed,
TLC will thoroughly, emulsify remove and suspend soil and grease
from all types of carpeting (wool should be spot tested). TLC
does not contain VOC producing solvents. TLC can be used for
bonnet shampooing.
Over saturating the carpet can cause water to
soak through and damage the floor underneath.
